Renters moving out
Professionally cleaned carpet is a reasonable step before your final walkthrough. We will clean thoroughly and honestly — but we cannot guarantee any outcome related to your security deposit.
Landlords between tenants
We can schedule around your turnover timeline and provide a detailed invoice for your records. Vacant units are welcome.

What May Be Included
This is move-out carpet and floor care. Tell us which rooms, stairs, and other surfaces need attention so the estimate covers the agreed work. A typical carpet cleaning appointment includes:
- Pre-inspection of all areas to be cleaned
- Appropriate pretreatment and spot treatment based on what is present
- Traffic-lane treatment for heavily used paths
- Truck-mounted hot water extraction cleaning
- All-fiber rinse mixed into the extraction water during cleaning
- During extraction we follow each wet pass with dry strokes to remove as much moisture as possible, and after an area is cleaned we set up air movers to circulate air across the carpet
- Final walkthrough and inspection
Pet stain and odor assessment and deodorizer application are available when needed. Upholstery, area rugs, and tile cleaning are available as separate services — please let us know when you contact us if you need those in addition to carpet.
Our Cleaning Process
We follow the same professional process on every job, including move-outs:

Pre-inspection
We walk the areas to be cleaned, identify problem spots, pet areas, and anything that may need special attention or honest conversation about expectations.

Pretreatment and spot treatment
We apply appropriate chemistry to traffic lanes, spots, and pet areas based on what is present — not a generic one-size-fits-all product.

Agitation when needed
Some soiling benefits from mechanical agitation to loosen embedded soil before extraction.

Truck-mounted hot water extraction
Our truck-mounted equipment delivers hot water under pressure and strong suction to flush and extract soil, residue, and moisture from the carpet.

Rinse during extraction
An all-fiber rinse is mixed into the extraction water during cleaning to reduce residue in the fibers and help prevent resoiling. It is part of the extraction process.

Dry strokes during extraction, air movers after
During extraction we follow each wet pass with dry strokes to remove as much moisture as possible without spraying more into the carpet. After an area is cleaned, we set up air movers to circulate air across the carpet and support drying before we leave.

Final inspection
We walk the cleaned areas with you or your representative before we leave.
Planning an inspection, furniture delivery, or key handover? Tell us the timing when you call. Carpets usually dry within 12 hours, depending on carpet type, humidity, airflow, and additional treatments. Allow time for the carpet to dry before moving furniture back in or handing over the space.
Before You Schedule
A few things that help your appointment go smoothly:
- Ensure utilities (electricity and water) are on at the property.
- Confirm access and parking for our truck-mounted equipment — we need to be within reasonable hose distance of the areas being cleaned.
- Remove all personal belongings, furniture, and items from the areas to be cleaned. We move light furniture (under 40 lbs with no fragile items) but cannot move heavy pieces, beds, or electronics.
- Disclose known pet areas, large spills, or previous cleaning products that were applied — this helps us choose the right chemistry.
- Plan for adequate drying time and ventilation before the space is occupied or photographed.
Pricing and Estimates
Estimates are free and based on the surfaces, condition, and scope of the work. Our minimum service charge is $200 plus PA sales tax. Pricing depends on the size of the areas being cleaned, soil level, and any additional treatments needed.
If you book online, a $50 deposit is required at the time of booking. That deposit is applied in full toward your final invoice — it is not an additional fee.

Honest Expectations
We will always tell you what we can and cannot do before we begin. Professional carpet cleaning removes soil, reduces odors, and improves the appearance of most carpets — but it cannot reverse everything.
- We cannot guarantee complete stain removal. Dye-based stains, bleach damage, and stains that have set into the fiber may not fully come out.
- We cannot guarantee complete odor removal. Pet urine that has reached the pad or subfloor may require deeper corrective work or replacement.
- We cannot guarantee the return of a security deposit. That decision belongs to the landlord.
- Wear, matting, and fiber damage from heavy traffic are not reversible through cleaning.
- Pre-existing damage — tears, burns, delamination — will remain after cleaning.
