- Pre-inspection: We assess the tile and grout condition and identify heavily soiled areas.
- Pre-treatment: A cleaning solution is applied to the tile and grout to loosen embedded soil and grease.
- Agitation: Depending on the condition of your tile and grout, we use the most effective method — either a counter-rotating brush (CRB) machine for heavily soiled floors, or manual scrubbing with a grout brush for more targeted areas. Both methods work the cleaning solution deep into grout lines to break up embedded dirt and grime.
- Hot water extraction: Soil and cleaning solution are flushed away and vacuumed up simultaneously, leaving the floor clean.
- Optional sealing: Grout sealing is available to help reduce absorption and make ongoing maintenance easier.
After Cleaning: Tile Surface vs. Grout Drying
Ceramic and porcelain tile surfaces are typically dry within about 20 minutes after cleaning. Grout can hold moisture longer and may take up to 24 hours to dry fully.
Airflow, temperature, and humidity all affect how quickly grout dries. Good ventilation — ceiling fans, open interior doors, or HVAC running — supports faster drying. These are typical expectations, not guaranteed deadlines, because conditions vary from home to home.
